Terms of Use

1 · What this service is

safdwel lists boarding houses near Zambian campuses, shows what each one charges and whether it has space, and keeps the shared records a stay produces — the register of who lives where, payment records, receipts and expenses. Anyone can list a house; trust comes from independent verification, not from who typed it in.

We are not an estate agent, a letting agent, a broker or a guarantor. We do not own, manage, inspect or control any house on the platform.

2 · Using the app

You must be 16 or older. You agree to give accurate information about yourself, and to use the app only for finding, listing or running student accommodation. You may not scrape the listings, impersonate anyone, upload someone else's identity document, or use the app to harass another user.

An account is tied to a phone number, and that number is what the app treats as you. Keep it in your control — anyone with access to it can act as you.

3 · If you are a student

• Browsing is anonymous and free. A house learns who you are only when you choose to register a move-in with it.
• Before you can contact a house you are shown its full terms — months payable up front, deposit, any fees — and you accept that total knowingly.
• Payment claims you record must be true. A claimed payment is a claim until the house confirms it; recording a payment that was never made is fraud, not a mistake.
• Inspect the house before you pay. A listing is a description, not a promise, and photos age.

4 · If you are a home owner (or the manager or caretaker of one)

• You confirm you are entitled to let the house you list, and that its details, prices and photos are accurate and your own to publish.
• You verify your identity before your house can take bookings. Your document is seen by our review team only.
• Student details shared with you on a move-in are for running that stay. Do not pass them to other home owners, agents or anyone else.
• You keep the register honest — confirm arrivals and departures, and confirm payments you have actually received.
• You must not discriminate unlawfully. A stated single-gender house is allowed; refusing on tribe, religion, disability or health status is not.
• Where a commission applies, it is agreed with you in advance and taken from the rent the student pays — the student is never charged extra.

5 · What we do not promise

We verify what we reasonably can — that houses exist where they say they do, and that the person listing is who they say they are. We cannot guarantee the condition of a house, the conduct of a home owner or a tenant, the accuracy of every price, or that a space still exists by the time you arrive. The service is provided as it is, and may be interrupted.

The agreement to rent is between the student and the house. Disputes about rent, deposits, condition, eviction or damage are between those two parties; we will make the records we hold available to both sides, and nothing more. To the extent the law allows, our liability to you is limited to the fees you have paid us — which, for students, is nothing.

6 · Content you add

Photos, house details and posts stay yours. By adding them you allow us to display them in the app and in material about the service. Anything unlawful, misleading, or not yours to post may be removed, and repeated abuse ends access to the platform.

7 · Suspension, changes, and law

We may suspend or remove a listing or an account that breaks these terms or puts students at risk. You can stop using the service at any time and delete your account from the account menu. If these terms change materially, the updated version appears here with a new date and you will be asked to accept it again.
